Ideal Inspections, Inc. is owned and operated by Ken Demski, an Illinois Licensed Home Inspector and Member of the National Association of Certified Home Inspectors (NACHI). My services include pre-purchase, pre-sale, warranty period and consulting inspections of Single Family Residences, Townhomes, Condos, Multi-Unit Buildings, Manufactured Homes, and small Commercial/Industrial/Retail Properties.

When you choose Ideal for your pre-purchase inspection, you will receive the most thorough, comprehensive, professional inspection available. I take a personal approach to every assignment, knowing your home purchase is probably the largest investment of your lifetime. Issues will be explained to you in everyday terms that you will readily understand. A detailed report, organized in a hard bound binder with tabbed sections covering every system and component of the property, is provided upon completion of your inspection. You will walk away from the inspection confident that you are making an informed decision.

The pre-sale or pre-listing inspection provides an objective evaluation of the condition of your property. This inspection provides an opportunity to correct defects or to appropriately price your property, eliminating the negotiable issues that always arise when you’re selling. You will receive the same detailed report that is used for my pre-purchase inspections.

Warranty period inspections are generally performed in the 10 th or 11 th month of new home ownership. Special attention is paid to minor or cosmetic defects that may be covered under your new home warranty. A written, narrative report is furnished within 48 hours of the field inspection.

Consulting inspections are limited to specific issues or problems. I will analyze your problem or issue and discuss my findings with you on-site.
